DoorProfits
Terms of Service
Last updated: September 25, 2026
1. The service
DoorProfits is a subscription web application operated by Rocca Enterprise LLC (“we,” “us,” or “our”). It helps do-it-yourself landlords with up to 10 rental units track properties, tenants, leases, rent payments, expenses, maintenance requests, vendors, documents, mileage, and receipts, and to generate reports such as rent rolls and profit-and-loss statements.
By creating an account or using DoorProfits, you agree to these Terms of Service. If you do not agree, do not use the service.
2. Your account
- You must provide accurate information when signing up and keep it up to date.
- You are responsible for keeping your password confidential and for all activity under your account.
- You must be at least 18 years old to use DoorProfits.
- One subscription covers one landlord account with up to 10 units. The service enforces this limit.
3. Subscription and billing
Price
DoorProfits costs $19 per month, flat, for up to 10 properties. There are no per-unit fees and no long-term contract. We may change the price in the future; if we do, we will notify you at least [PRICE-CHANGE NOTICE PERIOD, e.g., 30 days] in advance, and the new price will apply from your next billing cycle.
Billing through Stripe
Payments are processed securely by Stripe. When you subscribe, you provide your payment details to Stripe (we never see your full card number) and authorize us to charge your payment method $19 each month until you cancel.
Renewal
Your subscription renews automatically each month. You can cancel at any time through the billing portal; cancellation takes effect at the end of the current billing period, and you keep access until then.
Failed payments
If a payment fails, your account enters a past-due status and access to the service may be paused until the payment succeeds. Stripe will retry the charge, and you can update your payment method in the billing portal at any time. If payment remains unresolved, we may cancel the subscription as described in Section 8.
Refunds
Monthly subscription fees are non-refundable once a billing period has started, except where refunds are required by applicable law. If you cancel mid-cycle, you keep access until the end of that cycle but are not refunded for the remaining days.
Taxes
The $19 monthly fee [IS / IS NOT — confirm with your accountant] inclusive of applicable sales taxes. [ADD TAX DISCLOSURE PER ATTORNEY/ACCOUNTANT ADVICE.]
4. Acceptable use
You agree to use DoorProfits only for lawful purposes. You will not:
- Enter data about properties, tenants, or finances that are not your own or that you have no right to manage;
- Use the service for any unlawful purpose, including fraud, money laundering, or tax evasion;
- Attempt to access another user’s account or data, probe or disrupt our systems, or circumvent the 10-unit plan limit or subscription checks;
- Upload malicious files, infringing content, or content that violates anyone’s privacy or legal rights;
- Resell, sublicense, or provide access to the service to third parties without our written permission.
Because DoorProfits stores tenant names and contact details you enter, you are responsible for complying with applicable privacy and data-protection laws (such as [STATE PRIVACY LAW DISCLOSURE IF APPLICABLE]) for any personal information of others that you store in the service.
5. Not professional advice
DoorProfits is a bookkeeping and organizational tool. The financial metrics it calculates — including net operating income (NOI), cap rate, debt-service coverage ratio (DSCR), cash flow, and profit-and-loss figures — are informational only and are based solely on the data you enter.
Nothing in the service is financial, legal, tax, or investment advice. Do not make buying, selling, borrowing, or tax decisions based solely on DoorProfits reports. Consult a qualified professional — such as a CPA, attorney, or financial advisor — before acting on any figures the service produces.
6. Your data: accuracy and backups
You are responsible for the accuracy and completeness of the data you enter, including rent amounts, expenses, tenant details, and imported bank transactions. We are not liable for errors in your reports that result from inaccurate or incomplete data.
We take reasonable measures to keep the service reliable, but you are responsible for keeping your own backups of important records. You can export your data at any time using the in-app reports and CSV exports. We recommend exporting your records regularly and especially before cancelling.
7. Our responsibilities and service availability
We work to keep DoorProfits available and your data safe, as described in our Privacy Policy. However, the service is provided “as is” and we do not guarantee uninterrupted, error-free operation. We may perform maintenance, add or remove features, or update the service at any time.
8. Suspension and termination
- By you: you may cancel your subscription at any time through the billing portal. Cancellation stops future charges; access continues until the end of the paid period.
- By us for cause: we may suspend or terminate your account if you violate these terms, fail to pay after the past-due process in Section 3, or use the service in a way that harms the service or others. Where practical, we will give you notice and a chance to fix the problem first.
- By us without cause: we may discontinue the service with at least [SHUTDOWN NOTICE PERIOD, e.g., 60 days’] notice, during which you can export your data.
After termination, your right to use the service ends. You may request deletion of your data as described in our Privacy Policy. Sections that by their nature should survive (including Sections 5, 9, and 10) remain in effect.
9. Limitation of liability
To the maximum extent permitted by law, Rocca Enterprise LLC and its owners, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost rents, or data loss — arising from your use of (or inability to use) the service, even if we were advised such damages were possible.
Our total liability for any claim arising out of or relating to the service will not exceed the amounts you paid to us in the [LIABILITY CAP PERIOD, e.g., 12 months] before the claim arose. [HAVE YOUR ATTORNEY CONFIRM THIS CAP AND ANY JURISDICTION-SPECIFIC LIMITATIONS.]
10. Governing law and disputes
These terms are governed by the laws of the State of [STATE], without regard to conflict-of-law principles. Any dispute arising out of or relating to the service or these terms will be resolved [DISPUTE RESOLUTION — e.g., by binding arbitration in [CITY, STATE], or in the state or federal courts located in [COUNTY, STATE] — choose with your attorney].
11. Changes to these terms
We may update these Terms of Service from time to time. For material changes, we will notify you by email or through an in-app notice at least [TERMS-CHANGE NOTICE PERIOD, e.g., 30 days] before they take effect. Continued use of the service after the changes take effect means you accept the updated terms. If you do not agree, cancel your subscription before the changes take effect.
12. Online rent collection (optional)
If you enable online rent collection, tenants pay rent through payment links powered by Stripe. Payments are processed by Stripe and paid out directly to the bank account connected to your own Stripe account. DoorProfits is a software provider only: we never receive, hold, or transfer your rent, and we are not a party to your lease or to any payment between you and your tenants.
Monthly autopay. As an alternative to one-off payment links, you can invite a tenant to set up monthly autopay: the tenant enters their card or bank details once on Stripe's secure page, and Stripe debits them each month on your own Stripe account until the subscription is canceled. The tenant can update their payment method or cancel anytime from the manage-autopay page they receive after signing up — and you can cancel it yourself from your rent roll. After cancellation no further charges occur. Each month's payment is applied to that month's rent entry automatically once it clears, and the fee and settlement terms above apply. DoorProfits never holds rent funds and charges no fee for autopay.
Automatic reminders and late fees. You can turn on automatic rent reminders: DoorProfits emails the tenant a courteous notice before, on, and after the due date, with the payment link attached. These are courtesy notices only — you stay responsible for collecting rent. You can also set a late-fee policy per unit (a flat amount or a percent of rent, applied once per entry after your chosen grace period); any fee you configure is added to the amount due and shown on the rent roll, the payment link, and the tenant's invoice. Make sure your lease allows the late fees you charge — DoorProfits does not give legal advice and never holds your rent funds.
Using this feature requires a Stripe account in good standing and acceptance of Stripe's terms. Stripe's processing fees (bank transfer 0.8%, capped at $5 per payment; card payments 2.9% + $0.30) are deducted from your payout. Bank-transfer payments take several business days to settle and can fail (for example, for insufficient funds); a rent entry is only marked paid once the payment has cleared. You are responsible for your lease terms, any late fees you charge, refunds, and resolving payment disputes with your tenants.
